The Project:
We believe that every office space can have a sense of style and fun without distracting from business. So, we were delighted to work with Mode Transport to create a fresh and fun new look for their 3rd-floor office, suiting their business personality.
SKK Interiors were referred to Mode Transport by the talented interior design company, Copper & Ash. As one of our regular partners in shopfitting and renovating, we work well together in finding solutions for clients. Mode Transport wanted a complete overhaul of their office, with the brief including a new server room, storeroom, open plan kitchen and gaming area, open plan desking, meeting rooms and toilet and shower space. This meant completely stripping out the existing office and, given a blank canvas, we were able to work closely with the designer to maximise the use of the available space.
The Challenges:
Mode Transport occupies the 3rd floor of a tenanted office block, with other tenants working on the floors above and below. We were unable to use the on-site lift to transport materials, which meant all debris and materials were manually carried up and down the stairs. We also had serious restrictions with noise which, as the strip out included removing all existing walls, flooring and suspended ceiling, was going to be considerable.
However, providing a considerate shopfitting service is not unusual for us. We agreed on set times with other tenants for making loud noises, and we arranged to go in early mornings, late at night and weekends to manage deliveries and collections.
The Journey:
When we were first asked to consult with the client by Copper & Ash, we discovered that Mode Transport had already had a contractor quote on the project. Unfortunately, they had been let down. This meant we needed to understand what their expectations were and how we could achieve them.
The first step was to discuss what their original contractor had promised. In our opinion, a lot of the work was unrealistic and more likely to cause a lot of issues. It’s situations like this where our resident problem solver and fixer, Spencer Turner, is needed. With over 30 years of experience, Spencer was quickly able to explain the problems that the previous plan would bring and offer some fabulous and improved ideas. While the project cost would increase, it was clear exactly where the budget would go, and how the refurbishment would be achieved. As a bonus, our plan actually cut the projected time frame for the job in half.
With renewed plans and a confident client, we were able to begin the strip out. Our team took the office space back to the bare essentials, removing floors, walls and ceilings and managing all waste removal with consideration for other tenants.
Whilst we manage the entire project, we do bring in trusted partners for specialist jobs. In this case, we invited in ADR Decorators to complete all the spraying and painting. Gibair managed the ventilation, heating and cooling systems, and was able to retain all the existing equipment. In doing so, they saved the client a large amount of cost that new systems would have brought.
The Result:
At the end of the job, Mode Transport were delighted to have a fresh new office, with a modern, bright industrial feel. The design picked out the company’s orange branding in dashes of colour on the ceiling and furniture. In keeping with the theme, the materials we used were both industrial and heavy-duty, which had the added benefit of making them long-lasting.
We were delighted with the response from the staff on seeing their new workspace, with feedback about the layout, finish, quality of build and use of space. We finished on time and in budget, and we received excellent feedback from the client.
